Homes For Sale in Lamorinda


2025 (Jan 1 – Feb 24, 2025):

  • Lafayette: 42 listings – Median Price: $2,515,000 (+20% increase)

  • Moraga: 24 listings – Median Price: $2,135,000 (+30% increase)

  • Orinda: 45 listings – Median Price: $2,300,000 (+25% increase)


2024 (Jan 1 – Feb 24, 2024):

  • Lafayette: 49 listings – Median Price: $2,095,000

  • Moraga: 24 listings – Median Price: $1,645,000

  • Orinda: 36 listings – Median Price: $1,844,000


This side-by-side comparison clearly highlights an upward trend in median prices across all three areas. The increases—about 20% in Lafayette, 30% in Moraga, and 25% in Orinda—reflect robust buyer demand and a competitive market that’s favoring sellers.

 

"Hey, how's the market?"


If you've been following my updates, you know that back in Q4 2024 I closed several deals—securing properties at 5-10% below the asking price. But 2025 has been a complete turnaround. Listings are going pending almost immediately, with multiple offers, all-cash bids, and homes selling above the asking price. It's a highly competitive environment once again, which is surprising given that mortgage rates have stayed high and prices continue to climb. So, what changed?


One of my buyers who's been closely watching the Lamorinda real estate market, shared his perspective:


"Judy, you'll notice that the buyers active right now are mostly those who are frustrated and just want to get this over with. Plus, those who waited through 2024 have finally realized that neither rates nor prices are coming down in Lamorinda."
